Non-renewal & cancellation notices

Cancellation ends a policy mid-term; nonrenewal means the insurer will not continue at expiration. Wildfire states layer different advance-notice windows, disclosure duties, and — in California — post-fire moratoria.

Cancel ≠ nonrenew

Mid-term cancellation is usually limited to statutory grounds (nonpay, material misrepresentation, certain underwriting discoveries). Nonrenewal is the more common wildfire-market tool when carriers shrink appetite. Always read the notice reason and the deadline to bind replacement coverage.

Advance-notice norms (verify current statutes)

  • California — often ~75 days before expiration (Cal. Ins. Code § 678); score disclosure also ties to nonrenewal timelines under 10 CCR § 2644.9.
  • Washington — 60 days written notice with reason (RCW 48.18.2901 via OIC); FAIR contact on notices.
  • Colorado / Texas — secondary materials often cite ~60 days; confirm C.R.S. § 10-4-110.7 and Tex. Ins. Code § 551.105.
  • Arizona — DIFI FAQ: ≥30 days nonrenewal; curable-condition remedy path. Secondary 45-day cites — verify statute.
  • Oregon — DFR FAQ materials describe ≥30 days; ORS 742.277 adds wildfire-specific content duties.

Post-fire moratoria

California’s Ins. Code § 675.1 is the strongest standing framework: after a Governor-declared wildfire emergency, insurers shall not cancel or refuse to renew residential property insurance solely because the structure is in or adjacent to the fire perimeter, for one year, in ZIP codes CDI designates (example: Bulletin 2026-01). Other states may issue event-specific orders or narrower disaster statutes — verify per incident.

What to do when you get a notice

  1. Calendar the expiration and any cure window.
  2. Request the wildfire score/classification and mitigation list in writing where state law requires disclosure.
  3. Shop admitted markets immediately; then residual / surplus paths.
  4. Photograph and invoice every mitigation upgrade before appealing or re-underwriting.
  5. File a DOI/OIC/DIFI complaint if notice content or timing appears noncompliant.
